Do you sell to home buyers as well as investors?

Yes – we have a wide variety of people that we sell to. Some do buy as part of their buy to let portfolio, but we also sell to a large number of people who are looking for a brand new, off-plan home in a great city centre location. We have the experience and expertise to manage both types of buyers.

What kind of yields can I expect from your properties?

All of our properties are in locations and sectors that offer competitive yields. Our residential properties in Birmingham in Manchester are predicted to generate yields of 6%, whilst our student property investments come with assured yields from 7.5% every year for up to five years.

Can I use a mortgage when buying a property with you?

All of our residential properties can be financed using a mortgage. We have a number of recommended partners we can put you in touch with to arrange a mortgage – including overseas buyers.

What makes Alliance Investments different from other companies?

Alliance Investments is part of a wider group. Across the group we have 30 years of experience in the development, construction, sale and management of property. Unlike other companies, we are involved at every stage of the development and investment process, so we have a real sense of responsibility to only provide our customers with the very best opportunities.

Are you only based in the UK?

Alliance Investments is a UK company. However, we value the importance of our relationships with clients who are based abroad, so we have offices across Europe, the Middle East, Africa and Asia. This allows us to best serve our global client base and have more face-to-face contact that other companies.

Are all of your properties in the UK?

Currently all of our properties are in the UK. As a UK company this is the market we know best and are experts in. The UK also offers both domestic and international buyers a great opportunity to earn high returns and strong capital appreciation.

Can I buy a property in the UK as an overseas purchaser?

Yes, you can. We are partnered with several companies who are able to assist with money transfers, forex, mortgages and solicitors for overseas buyers.

What is the benefit of furnishing my property?

If you decide to furnish your property before letting it out, you will benefit from being able to charge a higher rent. Furnishing your property will also make it more attractive to a wider number of potential tenants, and could limit the number of void periods you may experience. Additionally, it makes it more likely that an existing tenant will choose to renew their tenancy.

What are the benefits of buying direct from the developer?

When you buy direct from the developer you can be sure that you are getting the very best deal. Unlike a sales agent selling on behalf of a developer, we have more flexibility on price, payment plans and availability. Any issues you have during the sale, build or completion process can all be resolved quickly and effectively as you are dealing with the developer direct, rather than via a third party.

What services do you offer?

We offer a complete end-to-end service, meaning we handle everything from the sale of the property, to contracts, legals and property management.

Can I purchase a property in a company name?

When it comes to structuring the purchase of your property, there are several options and things to consider. Our trusted panel of solicitors will be able to guide you through the options and find the best solution for you.

What tax will I pay on my property?

The additional costs you will pay when purchasing your property are totally dependent on your circumstances as an individual. Our trusted panel of solicitors and tax experts will be able to assess your circumstances and advise you of any taxes you will be liable to pay.

Will I pay Stamp Duty?

Residential property in the UK is subject to Stamp Duty Land Tax (SDLT). The amount you pay will depend on the purchase price of your property, if you are a first time buyer, if you own additional properties, and other variables. Our trusted panel of solicitors will be able to assess your circumstances and advise you of the level of SDLT you will be liable to pay.
