Foreword, by Ronald Garrett, Sales Director

I am pleased to welcome you to our Q4 2020 Construction Review and share with you our progress over the last 12 months. From major building completions to multiple award wins, this has been a year of serious delivery at Alliance. Despite the adversity presented in 2020, our 30 years of experience and network of expert partners has allowed us to come through a wide range of challenges stronger than ever before.

We are proud to say that over this time, Property Alliance Group completed three developments and won Developer of the Year
at the Insider North West Property Awards. Manhattan, Manchester and Park Gate, Birmingham were joined by our flagship
residential building, AXIS, in welcoming their first residents in 2020.

All three have proven exceptionally popular, with outstanding tenancy rates across the board and, in the case of AXIS, multiple award wins. Whether it was being highly commended as a development of the year at the Insider Awards, or being recognised as the Innovation of the Year at the North West Regional Construction Awards, the design and vision for the building has been received exceptionally well.

None of this would have been possible without the incredible, company-wide response to the COVID-19 pandemic across Property Alliance Group, including the teams at Alliance City Living who have taken our completed buildings and made them into a true home for residents during an extremely difficult time. There’s no escaping the fact that 2020 was tough for everyone in ways we couldn’t have imagined at the beginning of the year, but I would like to take this opportunity to emphasise how proud we are of our whole team for not only dealing with the adverse circumstances, but thriving in them and delivering beyond our expectations.

The Alliance teams on site at all of our buildings developed and implemented brand new procedures and practices to keep their
works on programme as far as was possible, and doing so in a safe and secure way.

Likewise, our sales, aftersales and marketing teams swiftly adapted to provide the same high levels of customer service to all clients despite unprecedented disruptions. This experience has made us a stronger, more efficient team and will continue to benefit
Alliance and our clients over the coming years.

In 2021, we are looking forward to an even busier and more exciting year ahead at Alliance. Our existing buildings have been nominated for more awards starting from January, and we are eagerly anticipating the completion of both Uptown and Oxygen
residential buildings that will once again raise the bar in Manchester. In a city where luxury residential living is the norm, buildings like ours will set the standard for what residents expect and demand going forward.

Finally, thank you as always for your faith in us over 2020. There could not be a bigger vote of confidence in what we do and the product we provide than your continued and enthusiastic support, and it means the world to everyone at Alliance.

Oxygen

Oxygen

Oxygen has continued to progress well despite the difficult social conditions we are all currently faced with. COVID-19 has presented challenges to every individual who operates within the construction industry and our team at Oxygen have continued to evolve our processes and procedures in order to mitigate its impact.

Whilst there has been some unavoidable delay, we have worked closely with our construction team to extend working hours, working weekends and opening up additional work fronts to recover lost time and keep Oxygen on programme.

Progress in Q4 2020

Cladding to Tower 1 is now progressing between levels 26-31, and all cladding on Towers 2 & 3 is complete. Glazing has reached level 15 on Tower 2 and has begun on the 32-storey Tower 1, and lifts have been installed and commissioned in Towers 2 & 3.

Fit-out works are going well across all three Towers, with the first tranche of finished apartments now fully handed over. Furthermore, the show apartment has been completed and will be available for viewings in the new year.

Finally, the Mezzanine floor to our reception area has now been installed and we are currently putting the finishing touches to the design of our Cinema and Party Room, both of which will commence onsite Q1 2021.

Uptown

Uptown

As mentioned in our previous update, we encountered an issue with the design of the structure at Uptown in Q2 2020.

Our rectification strategy was finalised and approved in October, and we are busy on site carrying out the works.

Block A Update

All concrete walls (where applicable) have been saw cut/removed, thus allowing remedial work to commence. All mini-piling works have been completed, inclusive of pile caps/re-instating drainage runs, with a view of slab reinstatement all in line with the remediation strategy.

Uptown

Block B Update

We have removed all of the previously-installed formwork and re-bar to the Block B podium slab. Works have commenced locally to begin saw cutting the ground floor slab (thus enabling drainage diversions/piling) and localised mini-piling has been concluded.

Block C Update

Our main contractor, FK Group, has engaged Creagh Concrete to complete both the removal and reinstatement works to the core of Block C. Works have been concluded in removing the impacted elements of the Core and the install of the replacement new concrete elements to the core will be finished by the end of December.

Our residential units have been built and placed into storage whilst we bring our structural works to conclusion. What’s more, we made use of the delay to add a cinema to the design of Uptown which will further improve the offering for future residents of the building. As part of our next update, we will issue details of the design of this new exciting space.

Park Gate at Lyndon Place

Featuring luxury studio, one- and two-bedroom apartments, Park Gate is our first project in Birmingham and is proving extremely popular with residents. The development has excellent transport links to Birmingham city centre, and is in a prime position to benefit from the new high-speed rail network (HS2). What’s more, it is adjacent to Sheldon Country Park, a 300-acre retreat providing tranquility and stunning views.

Each home at Park Gate features bespoke designs and is bursting with character. Large windows fill them with light and create bright, airy living spaces which residents can make their own. Open-plan designs make each apartment perfectly customisable, and nothing else in the area can compare to the extremely high specification on offer at Park Gate. What’s more, Park Gate includes a fully-equipped private gymnasium, and a rooftop terrace and workout space which will be perfect for residents when the weather in the Spring.

The Alliance teams on site worked hard through the COVID-19 disruption to deliver an outstanding new building, and they exceeded all expectations. Now, Alliance City Living are on site and providing the best possible residential experience for residents.

AXIS

As well as being the flagship residential development from Property Alliance Group, AXIS is also the most ambitious development in Manchester.
